Manages the full cycle of accounting for complex property projects, from land acquisition through construction to completion. Unlike standard property accounting, this role focuses heavily on job cost accounting, managing multi-million dollar construction budgets, and coordinating with lenders for financing draws.
Core Responsibilities
Project & Job Cost Accounting: Track, update, and manage project budgets while recording direct construction costs.
Construction Draws: Submit pay applications to lenders and financial partners in required draw forms to complete the funding process.
Full Cycle Accounting: Lead month-end, quarter-end, and year-end closing processes for multiple legal entities formed for specific projects.
Financial Reporting: Prepare monthly financial statement packages, including Net Asset Value (NAV) calculations and variance analysis for ownership and external partners.
Budgeting & Forecasting: Collaborate with project manager/owners to develop annual budgets and cash flow forecasts.
Tax & Regulatory Compliance: Oversee tax reporting, including GST/PST filings and annual corporate tax returns.
Audit Coordination: Act as the primary point of contact for external auditors, providing year-end schedules and supporting documentation.
Team Mentorship: Review the work of junior accountants or clerks and assist in their training and development.
Requirements & Skills
Education: Bachelor’s degree in Accounting, Finance, or a related field.
Certification: CPA and or MBA designation highly preferred.
Experience: Generally 4–10 years of progressive accounting experience, specifically in real estate development, construction, or property management.
Technical Skills
Proficiency in industry-specific software Construction and Real Estate Currently the client uses QuickBooks Online
Soft Skills: High attention to detail, ability to multitask in fast-paced environments, manage draws and financial reports, requirement for very strong communication skills required for interacting with project managers, banks, lenders, team and owners
