Project Manager – High-Rise Residential Construction

Location: Calgary, Alberta

Position Summary:

We’re recruiting an experienced Project Manager for an established general contractor delivering high-rise residential projects.

This position takes ownership of the assigned project’s budget, schedule, quality, and team requirements. The Project Manager coordinates planning and construction activities, manages contractual obligations, and keeps clients, consultants, and trade partners aligned throughout delivery.

The role provides meaningful responsibility for day-to-day project decisions, with support from senior construction leadership and access to the resources required to deliver successfully.

The mandate is practical: maintain control of the numbers, keep construction moving, and resolve issues before they compromise project outcomes.

Key Responsibilities:

Lead day-to-day project management, maintaining alignment between site progress, contractual requirements, budget, and schedule
Work with the preconstruction team to develop and review the project budget, ensuring costs reflect the agreed scope and delivery plan
Monitor project spending, commitments, and anticipated changes, identifying cost exposure and taking corrective action where required
Coordinate with site leadership and trade partners to track progress, address delays, and maintain key construction milestones
Plan project staffing and resource requirements with senior leadership, establishing clear responsibilities and priorities
Support contract negotiations and preconstruction discussions with clients, architects, and consultants
Prepare trade letters of intent and coordinate subcontract documentation using approved agreements and project requirements
Review drawings, specifications, and contract documents to identify scope gaps, coordination issues, and items requiring clarification
Oversee the receipt, tracking, and distribution of project documentation, ensuring teams work from current information
Manage the flow of RFIs, shop drawings, site instructions, and change documentation to support timely decisions and accurate records
Coordinate the review and tracking of consultant reports, inspections, and material testing results, following through on outstanding items
Maintain clear communication with clients, consultants, subcontractors, and internal teams regarding progress, decisions, and emerging risks
Monitor construction quality and coordinate the resolution of work that does not meet project requirements
Keep senior leadership informed of project performance, resource needs, and issues requiring escalation

Qualifications & Experience:

Preferably six to eight years of construction experience, with high-rise residential project exposure strongly preferred
A degree or diploma in Civil Engineering or a related discipline is preferred
Experience managing construction budgets, schedules, project documentation, and trade coordination
Working knowledge of construction methods, building codes, drawings, specifications, and contractual requirements
Strong organizational skills and the ability to manage competing priorities throughout an active project
Clear written and verbal communication, with the ability to work effectively with clients, consultants, site teams, and subcontractors
Ability to maintain accurate project records and manage complex documentation
Familiarity with construction management software, document-sharing platforms, and Microsoft Office
